Getting to the exam

Experience: active sales associate license for at least 24 months during the preceding 5 years (F.S. 475.17), with sales associate post-licensing completed.
Education: FREC Course II — 72 classroom hours (50-minute hours), school exam passed at 70%; certificate valid 2 years. A 4-year degree in real estate exempts.
Application: DBPR form RE 2, electronic fingerprints (ORI FL920010Z), SSN. Fee $70 (Rule 61J2-1.011, eff. Nov 2022 — many school sites still quote the old $91.75). Approval valid 2 years.
Scheduling: pearsonvue.com/fl/realestate or 888-204-6289. Bring two IDs (one government photo ID) and your course certificate. Cancel/reschedule free up to 2 full calendar days before.
Exam fee: $57.75 per attempt per Florida schools tracking the Jan 3, 2023 Pearson VUE increase; Pearson's own fact sheet still shows the older $36.75 — confirm at registration.
Retakes: unlimited, 24-hour wait, new fee each time. Failing candidates may request a review within 21 days.
After passing: 60-hour broker post-license before first renewal (18–24 months) or the license becomes void; then 14 hours CE every 2 years (3 Core Law + 3 Ethics & Business Practices + 8 specialty).

Law changes since older prep books (2024–2026)

Flood disclosure — F.S. 689.302 (HB 1049, eff. Oct 1 2024) for residential sales; expanded Oct 1 2025 (SB 948) to add known flooding during ownership and any repair assistance, plus landlord disclosure for leases of a year or more (F.S. 83.512).
Condos — HB 1021 (2024) and HB 913 (2025): websites for 25+ units, records, milestone/SIRS adjustments; buyer cancellation extended to 7 days after receiving documents in developer sales.
HOAs — HB 1203 (2024): records online for 100+ parcels, limits on fines/rules.
Landlord-tenant — HB 1417 (2023): month-to-month notice 30 days; landlord entry notice 24 hours.
Commercial rent sales tax repealed Oct 1 2025 (HB 7031).
Homestead — second $25,000 exemption now indexed to CPI (Amendment 5, 2024). A Nov 2026 ballot measure would raise it further — not law.
Ch. 475 and Rule 61J2 themselves have had no substantive amendments; bills to abolish FREC (2025, 2026) failed.
